Terms of Service

1. Agreement to Terms

By accessing or using STR Leads ("the Platform"), you agree to be bound by these Terms of Service. If you do not agree, do not use the Platform. These terms apply to all users, including hosts, team members, and guests interacting with host marketing sites.

2. Description of Service

STR Leads provides a direct booking leads platform for short-term rental hosts, including:

• Premium marketing website generation and hosting
• Booking capture with Stripe payment processing
• Meta Ads management with server-side attribution
• AI-powered guest messaging
• Analytics and UTM tracking
• PMS integration (currently Lodgify)

3. Account Registration

You must provide accurate information when creating an account. You are responsible for maintaining the security of your account credentials. You must be at least 18 years old to use the Platform. One person or entity may maintain multiple accounts only for managing separate properties or businesses.

4. Subscription & Billing

Plans

STR Leads offers subscription plans (currently Starter at $49/month and Professional at $149/month) and optional add-ons (AI Chat Widget at $29/month). Pricing is subject to change with 30 days notice to existing subscribers.

Billing

Subscriptions are billed monthly via Stripe. You authorize recurring charges to your payment method. Failed payments may result in service suspension after a 7-day grace period.

Cancellation

You may cancel your subscription at any time from Settings > Billing. Cancellation takes effect at the end of the current billing period. No refunds are issued for partial months. Your marketing site will be taken offline within 7 days of subscription expiration.

Done-for-You Setup

The $1,000 done-for-you setup is a one-time fee. It includes template configuration, property data setup, and launch support as described on the pricing page. The setup fee is non-refundable once work has begun.

5. Acceptable Use

You agree not to:

• Use the Platform for any illegal activity
• Upload content that infringes on intellectual property rights
• Attempt to access other users' accounts or data
• Use the AI messaging system to deceive guests about material property facts
• Resell or redistribute Platform features without authorization
• Interfere with Platform infrastructure or security

6. Your Content

You retain ownership of all content you upload (property photos, descriptions, knowledge base documents). By uploading content, you grant STR Leads a license to use it for the purpose of providing the service — generating your marketing site, training your AI assistant, and displaying your property information to potential guests.

7. Marketing Sites

Marketing sites generated by the Platform are hosted by STR Leads on your behalf. You are responsible for the accuracy of property information, pricing, and availability displayed on your site. STR Leads is not responsible for booking disputes between you and your guests.

8. AI Messaging

The AI guest messaging feature provides automated responses based on your property knowledge base. AI responses are generated with confidence scores and may not always be accurate. You are responsible for reviewing AI interactions and maintaining appropriate confidence thresholds. STR Leads is not liable for incorrect AI responses.

9. Third-Party Integrations

The Platform integrates with third-party services (Lodgify, Stripe, Meta, Cloudflare). Your use of these integrations is subject to their respective terms of service. STR Leads is not responsible for third-party service outages or changes that affect Platform functionality.

10. Limitation of Liability

STR Leads is provided "as is" without warranties of any kind. We are not liable for lost bookings, revenue, or data beyond the amount you paid for the service in the preceding 12 months. We are not responsible for guest actions, payment disputes, or property damage resulting from bookings made through your marketing site.

11. Termination

We may suspend or terminate your account if you violate these terms, fail to pay, or engage in activity that harms the Platform or other users. We will provide reasonable notice except in cases of fraud or security threats. Upon termination, your marketing site will be taken offline and your data will be retained for 30 days before deletion.

12. Changes to Terms

We may update these terms as the Platform evolves. Material changes will be communicated via email at least 30 days in advance. Continued use after changes take effect constitutes acceptance.

13. Governing Law

These terms are governed by the laws of the United States. Disputes will be resolved through binding arbitration, except where prohibited by law.
